Solida Capital and Xior Student Housing have officially opened Wenedów Hotel, their first joint venture development in Poland. Located at ul. Wenedów in Warsaw’s central Śródmieście district, near the Old Town and the University of Warsaw campus, the project marks Xior’s flagship residence in the country.
“Our dream of entering the Polish market started here,” said Christian Teunissen, CEO of Xior Student Housing, at the opening. “With Wenedów, we have delivered our first branded development under the Xior name in Poland. This is an important step in our expansion, and our mission has been accomplished.”
Construction began in Q2 2023 and was completed on schedule after 23 months. Developed by Solida Capital Europe in partnership with Xior, the project was delivered by general contractor Skanska S.A., with architectural design by Kazimierski & Ryba and technical supervision from TPF and MJL.
Wenedów offers 404 rooms in a modern co-living environment, designed to provide students and young professionals with high comfort and convenience. Amenities include a café, shops, gym, and numerous shared community spaces. The three-block complex is connected by a distinctive staircase inspired by Rome’s Spanish Steps and has been developed in line with BREEAM sustainability standards.
“The project is a modern, dedicated space that adds value, safety, and enhances the student living experience in Warsaw,” added Teunissen. “It is ready to welcome students and help create meaningful memories that will last a lifetime.”
Jean Aboumrad, Founding Partner at Solida Capital, highlighted the challenges overcome during the development: “Getting the building permit was a major accomplishment. This place has great meaning for us—we visited many sites across Poland, but this was the very first, and we fell in love with it. Delivering this project on time, despite the obstacles, is something we are very proud of.”
Agata Szymanek-Piątek, Project Manager at Solida Capital Europe, emphasised the location’s appeal: “This is an exceptional facility in a prestigious part of the capital, surrounded by greenery between the Vistula River and Polonia Stadium. Despite the challenges of permits and construction, we delivered the project on time with no delays.” The main development challenges came from unexpected discoveries beneath the site: the foundations of former buildings, six skeletons, and even a bomb. Each of these was carefully addressed without disrupting the overall progress of the project.
Commenting on the project’s design concept, Agata Szymanek-Piątek, said: “We wanted to avoid a massive block and instead create an open, connected environment. By dividing the complex into three buildings, we achieved a lighter design, while the ‘Spanish Steps’ use the natural terrain to form a unique meeting place. More than just a link between buildings, the steps and square are part of Warsaw’s urban fabric, an inviting space for residents and the wider community.”
She added: “This new residence is designed to welcome students and young professionals at the start of their adult lives—whether studying, working, or both. Nationality is no barrier; local students, Erasmus participants, international arrivals, and postgraduates alike are all invited to find a home here.”
Xior Student Housing, based in Belgium, operates student residences across Belgium, the Netherlands, Spain, and Portugal. Following its acquisition of Basecamp, the company has expanded into Poland, Germany, Denmark, and Sweden. Solida Capital Europe, with assets under management of around €300 million, continues to expand in Central and Eastern Europe, most recently entering the Romanian market with the acquisition of Victoria Center in Bucharest.
