Yareal has completed the construction of an office building to which the largest tenant of the complex – BNP Paribas Bank – is moving into. The bank’s headquarters will occupy 22,000 sqm, and the lease agreement concluded with Yareal is one of the largest in the history of the Polish office market. A total of 28,000 sqm is ready in the LIXA complex. Yareal’s flagship office project will offer approximately 75,000 sqm of offices and commercial and service space and 5,500 sqm of green areas on the terraces and public courtyards.
The first completed LIXA office building, erected at the corner of Kasprzaka and Karolkowa Streets, has already been handed over to BNP Paribas Bank. More tenants will soon move into the second building, leased over 70 percent, including Solenis and the developer himself, whose headquarters will be moved to LIXA next year. At the same time, another 20,000 sqm is under construction and will hit the market in 2022
“The garden in the courtyard will have the character of a university campus – with cafes and restaurants, as well as places to rest among greenery. In the central part of the garden, a glazed, multifunctional pavilion was created, connecting the lobby with the conference and restaurant space. We tried to adapt both the space layout, solutions and architectural design to the needs of large tenants, employing mainly young employees. We wanted low-rise buildings and a lot of green space to distinguish LIXA from the neighbouring skyscrapers at Rondo Daszyńskiego. LIXA will provide employees of the complex with wide access to attractive recreational areas, the importance of which has become even more important due to the ongoing pandemic, ”explains Eric Dapoigny, President of Yareal Polska.
The LIXA complex will form a coherent urban quarter, cut by a wide, 150-meter-long pedestrian passage. Thanks to the promenade – with service points, cafes and restaurants with outdoor gardens and elements of small architecture – a vibrant green axis of the complex will be created. On the other side of the passage creating a new, convenient passage connecting Kasprzaka and Giełdowa streets, there will be two office buildings with green terraces and another public garden – in total, they will offer over 2,300 sqm of green areas. Ultimately, the LIXA complex will provide tenants with terraces and gardens available to residents of the area with a total area of 5,500 sqm. The pedestrian link between the LIXA buildings will resemble an open public space built by Yareal in front of another office building – Nowogrodzka Square.
Design works are currently underway for the last office buildings of the LIXA complex. Completion of the entire investment is planned for 2024. Ultimately, LIXA will consist of five buildings, mostly 4-6-storey. A total of 75,000 sqm will be built in them. LIXA tenants will be able to fully adapt office space to a modern work model, which is subject to profound changes due to the persistent epidemic threat.
For the complex, designed by the renowned HRA studio, numerous environmentally friendly solutions are provided, ensuring the BREEAM certificate of ecological construction at the Excellent level. All buildings will be able to ventilate the rooms thanks to the natural ventilation of aluminium and glass facades. New bicycle paths will lead to LIXA, and cyclists will be able to use changing rooms, showers and parking spaces for bicycles. There will also be electric car charging stations in the underground garage.
