Lublin and its surrounding area are key logistics locations for central-eastern Poland and the neighbouring eastern regions. That’s why Accolade is launching another project in this area. The international investor in industrial real estate will carry out a built-to-suit (BTS) development in Świdnik for Poland’s largest private courier operator. This marks Accolade’s third facility in Świdnik, bringing the total warehouse space in the area to nearly 64,000 sqm of modern logistics infrastructure.

The Lublin region is one such promising location that is increasingly drawing interest from tenants. Its share of Poland’s warehouse market has grown significantly — from just under 14,000 sqm in 2014 to nearly 500,000 sqm by the end of 2024. Accolade, an international investor in commercial real estate, is developing another facility for the country’s leading courier company. The warehouse will cover an area of 11,400 sqm and will be a BTS facility tailored to the specific needs of the tenant. It will be part of the existing Panattoni Park Lublin IV, where Accolade already owns two buildings totalling 52,000 sqm.
Accolade has secured financing for this investment — a loan of €11.5 million granted by Alior Bank, which is also financing additional projects in the region. The total investment value will exceed €17.5 million. The project is scheduled for completion and handover in the fourth quarter of this year.

The facility will meet the highest technical standards and comply with the EU green taxonomy and ESG standards. It will offer comfortable and safe working conditions for the logistics operator’s employees. As a BTS project, it will be fully tailored to the tenant’s requirements to ensure high operational efficiency.
Panattoni Park Lublin IV, located just one kilometre from the Lublin city limits, currently comprises two buildings, most of which are already leased to companies in the manufacturing and logistics sectors. Upon completion of the third building, the park will offer a total of 64,000 sqm of modern warehouse space.
