CTP has purchased an 18-ha site in the Poznań district, on which it will develop its 20th business park in Poland. The project involves the construction of a warehouse and production complex with a total area of approximately 52,000 sqm GLA, offering a variety of lease formats. With construction due to start in the second half of the year, CTP expects to deliver the first building in early 2026.
“The planned investment near Poznań will be CTP Poland’s first project in the Wielkopolska region. Over a third of our parks are located in the Warsaw agglomeration region, and we are also active at the western border of the country, in Pomerania or Silesia, among others. However, we are constantly looking for further opportunities to expand and reach new customer groups and markets. The Poznań region is one of the most important business centres in Poland. It is one of the most developed regional economies and its location is an important asset, facilitating access to other parts of Poland and Germany,” explains Krzysztof Moryson, Construction Director at CTP Poland.
The complex will be built in what is known as a multi-tenant model, allowing tenants from different sectors and with a diverse range of activities – from SME entrepreneurs to global market players – to conduct their operations there. The types of rental space available will also be diversified.
“We will build a CTPark near Poznań that will offer a variety of space formats. It will include both big box warehouses, i.e. the so-called CTSpace, and Small Business Units warehouses, which we call CTFlex and CTBox (with areas ranging from as much as approximately 500 sqm to 1,500 sqm GLA). The mixed-use model has the potential to become a popular solution in the Polish production and warehouse market, responding to the growing demand for diversified space dedicated to both smaller and larger scale operations, but near large urban centres,” says Sandra Winiarska, Business Developer at CTP Poland.
The developer has also recently announced the construction of the CTPark Warsaw Janki production and logistics complex, where seven facilities with a total leasable area of more than 45,500 sqm will eventually be built.
