Investment management company EIKA Asset Management (EAM) continues the successful development of its logistics centre in Northern Warsaw, near Warsaw Modlin Airport and Poland’s main transport hubs. The project’s potential and strong market demand are evident.
Construction of Phase II of Stage I began in March 2026 and is scheduled for completion in Q3 2026. This phase will deliver approximately 10,500 sqm of warehouse and office space, thereby concluding the project’s initial investment phase.
The first stage covers a 7.54-hectare site and will provide 38,000 sqm of leasable area. Investments in this stage exceed €25 million.
Even before the construction of Phase II began, the entire warehouse area had already been leased. The main tenant is the international logistics company DEKA-TRANS, which has been operating in premises completed during Phase I of Stage I at Warsaw North Logistic Park since early February. DEKA-TRANS selected the project for its sustainability standards, modern solutions, and expansion opportunities. This has encouraged the existing tenant to expand further, resulting in a new 5-year lease agreement with DEKA-TRANS.
All newly completed premises will be handed over to the company in August 2026.
“The fact that a tenant who had already leased more than 40% of the warehouse space during the first phase is now expanding further sends a strong signal to the market. It confirms not only the quality and location of the project, but also the growing demand for modern and sustainable logistics facilities in Poland,” says Paulius Stulgaitis.
According to P. Stulgaitis, Northern Warsaw is becoming one of the most promising logistics submarkets in the region. “We see growing demand for modern logistics facilities, and our strategy of investing in this segment in Poland is proving successful. We can offer the market a competitive product that meets high BREEAM standards and is attractive to both tenants and investors.”

The “Nowy Modlin” project developed by EAM in Northern Warsaw has already received the BREEAM “Excellent” certification. Particularly high scores were achieved in water, waste, and pollution management categories, reflecting a lower environmental impact and a high sustainability standard. In December 2025, construction of Phase I of the first stage of Warsaw North Logistic Park (28,454 sqm) was completed, and the occupancy permit was obtained.
