Flexiparks announced the successful refinancing of the fully let Flexiparks Vienna North I and the secured financing for the planned expansion Vienna North II. Both financings were structured in cooperation with Erste Bank Austria
The Flexiparks Vienna North I industrial park in Stockerau, situated north of Vienna, has established itself as a well-proven concept for modern, flexible and sustainable industrial parks since its completion in 2022. The first project is fully let and is an important business location for numerous companies, particularly from the driving economic sector of SMEs. The refinancing of the project by Erste Bank Austria underlines the promising future potential and the key success factor of the location.
With the financing secured for Vienna North II, Flexiparks is continuing this success story. The neighbouring extension will create around 5,700 sqm of modern and flexibly scalable hall and office space specially tailored to the needs of SMEs and expanding, nationally and internationally active companies. Construction work on the extension is expected to begin at the end of Q1 2025, with completion of the halls scheduled for Q4 2025. Following the completion of Vienna North II, Flexiparks will operate an industrial park with over 10,000 sqm of rentable space spread across four halls in Stockerau.
“Erste Bank is supporting the further expansion of our successful industrial park model. The first site in the north of Vienna has already been fully let to a promising mix of branches and we are already in final negotiations with several potential tenants for Flexiparks Vienna North II,” explains Hans van Luijken, Managing Partner of Flexiparks.
“Flexible industrial parks with rentable units between 250 and 500 sqm are a promising asset class, as demand for modern and sustainable space in this segment remains high. With the expansion, we are also increasingly focussing on ESG criteria by providing renewable energy, green spaces, social areas and DGNB Gold certification. This is how we create added value for tenants and investors,” adds Sebastian Scheufele, Managing Partner of Flexiparks.
Shortly, Flexiparks intends to expand its portfolio further, with two additional locations in the greater Vienna area and a park in the greater Linz area currently under consideration. These potential expansions reflect the company’s long-term growth strategy.
