Green House Development is launching pre-sales of apartments at Wave Ustka Thermal & Spa, the third development under the Wave brand on the Polish coast and the first to be located in its central section. Building A, comprising 154 apartments, is now being brought to market, with the developer having already secured a building permit. Once completed, the complex will comprise four interconnected buildings, approximately 618 apartments, a year-round thermal & spa zone and nearly 6,700 sqm of commercial space. The development will occupy a seafront location surrounded by a pine forest, just 20-30 metres from beach access.
The Wave brand made its debut in Międzyzdroje. The multi-award-winning Wave Międzyzdroje Resort & Spa comprises more than 400 apartments, virtually all of which have been sold, a private beach and over 100 cultural and sporting events organised each season. The entire property, from reception to food and beverage operations, is managed by Green House Development.
The brand’s second project is Wave Świnoujście Thermal & Spa. During the first six months of sales, buyers purchased nearly 60% of the initial pool of 218 apartments, despite the development still being at the demolition stage. Completion is scheduled for Q2 2029. These sales results confirm strong demand for projects that combine a seaside location with an extensive year-round offering.
“Wave Ustka will stand out on the Polish coast both in terms of its architecture and the scale of its leisure facilities. Four streamlined buildings will be integrated into the pine forest and coastal landscape, while some of the apartments on the uppermost floors will offer direct sea views. The location, just a few dozen metres from the beach, will be complemented by a year-round thermal & spa zone, swimming pools and food and beverage facilities. We will manage the entire complex ourselves, drawing on the experience we have gained at Wave Międzyzdroje Resort & Spa. Our ambition is to create an additional reason to visit Ustka outside the summer season as well,” says Adam Sadowski, President of the Management Board of Green House Development.
The complex was designed by MODO architektura. The buildings have been arranged in a loose layout among the pine trees to avoid creating a continuous wall of development along the beachfront. Horizontal bands of terraces will wrap around the buildings, while façades in warm, sandy tones will reference the coastal dunes. The buildings have been offset from one another, an arrangement that will provide selected apartments with views towards the sea and the pine forest surrounding the development.
Building A will comprise 154 apartments, an underground garage, a restaurant, swimming pool, sauna zone, gym and games room. A rooftop viewing terrace overlooking the Baltic Sea will also be created. Construction is scheduled to begin in Q1 2027 and to be completed in Q1 2029.
“Building A is being offered to private owners without mandatory rental management. Our conversations with clients show that some of them want to own an apartment by the sea on their own terms, use it whenever they wish and decide independently whether and when to rent it out. At the same time, owners will have access to the full range of resort facilities that an individual apartment could never provide on its own. All buildings will be connected by internal passageways. This is not merely a technical detail, but one of the conditions enabling the complex to operate year-round. Residents will be able to reach the swimming pool, sauna or restaurant directly from their apartment without leaving the building,” adds Adam Sadowski.
