In 2017, real estate advisory firm Savills relocated its Warsaw headquarters to a new office in Q22. It has now allowed everyone to see how its staff actually work on the 30th floor of one of Poland’s premier office buildings.
Savills’ head office in London has pioneered the way for the firm’s Polish office to follow with separate client and staff zones. The zone for guests and clients comprises five conference rooms offering panoramic views of Warsaw. Following its successful cooperation with art galleries, Savills has decorated the walls of the main corridor with works by Polish artists.
“Savills has been growing in Poland at a rapid pace and to accommodate our expansion we needed a new and larger office. That’s why we opted for Q22 in the heart of Warsaw’s city centre. Q22 received a number of prestigious awards for the best office building of 2016 in Poland. We wanted our new office to reflect Savills’ transformation and to emphasize our growing market position,” said Tomasz Buras, Managing Director, Savills Poland.
An elegant office fit-out in subdued tones is in line with the nature of professional business services delivered by Savills, which intentionally chose not to adopt common market solutions in its design process as they failed to fit in with its corporate identity or meet employee expectations. Therefore, Savills’ office has no hot-desks and chill-out zones or playrooms. Instead, the focus is on functional and smart solutions to foster communication and collaboration in open space and to support focused work in cellular rooms.
Unconventional fit-out items include a book exchange for employees and an in-house kitchen with sliding glass doors to arrange space for town hall meetings for effective team building and integration or client seminars.
Savills’ in-house Project Management team was responsible for coordination of the move and the office fit-out. The team, which also provides such services for Savills’ clients, worked with Workplace Solutions to develop an architectural design. Workplace Solutions had previously designed Allegro Group’s offices, voted the best office fit-out of 2017 in Poland in a leading trade competition.
Savills took up approximately 1,080 sqm of space for its Polish head office in Q22 located at Al. Jana Pawła II 22 in Warsaw. Q22 was developed by Echo Investment and is currently owned by the Invesco Real Estate European Fund.
