Homing Properties, a real estate developer specialising in the mid-to-high-end residential segment, has achieved sales exceeding €13 million for the Homing Village residential project, developed in the northern area of Bucharest. The construction progress has reached 50% for the villas, representing approximately 35% of the total works planned for Phase 1, including infrastructure networks and outdoor landscaping.
Construction is currently progressing simultaneously on several fronts: the execution of brick and drywall partition walls, the installation of electrical and mechanical systems, waterproofing works, alongside preparations for starting the facades and outdoor landscaping.
“Out of the 33 villas developed in the first phase of Homing Village, only seven units are still available. This level of demand is making us consider expanding the offering before the completion of the current stage and the launch of the second phase. We are noticing that more and more families are looking for residential communities that offer quick access to international schools and the advantages of a quiet area close to nature. In our case, the proximity to educational institutions, being just a few minutes from the American School and Olga Gudynn School, along with quick access to the northern area of Bucharest, and the proximity to the forest are factors that weigh significantly in the purchasing decision,” said Tomás Manjón, Co-founder of Homing Properties.
The buyer profile is well-balanced, with half of the clients being Romanian citizens and the other half expatriates. In addition to families looking for a home in a new residential community, the project is also attracting investors interested in the area’s rental market potential. Among the key factors driving the purchasing decision are both the location and the integrated amenities of the complex.
“The interest in Homing Village confirms that, beyond location, buyers are paying increasingly attention to the project features and the way the community is designed. Contemporary architecture, large windows, and the overall layout of the complex are features appreciated by our clients. At the same time, the fact that each internal street serves only five villas contributes to a quieter environment, while the four covered parking spaces allocated to each house represent an advantage rarely found on Bucharest’s residential market. Upon completion of all four development phases, Homing Village will include 140 villas set on 65,000 sqm of land.
