The success of the second project in Warsaw, finalizing the acquisition of additional real estate investment in a new market, development of a dedicated community program, strengthening the team and a high level of tenant satisfaction. All of the above occurred during 2022. In the meantime LivUp, one of the first investors and operators on the Polish PRS market shows no sign of slowing down, while looking forward to 2023 with ambitious aspirations.
In the first quarter of 2022, LivUp added additional 210 units to its operational portfolio of long-term rental in a building located at Puławska 186 St. Warsaw. After a staggering time of just one month after launching, the project was already fully occupied. Among the factors contributing to the project’s success was its attractive location in the desire to live in the Mokotow district, a few steps away from the Wilanowska Metro station, and the high standard of interior finishes.
“Our philosophy is to create functional and timeless designs that each of our tenants would be able to feel and connect to. Each space – apartment and common areas – are been reviewed together with a renowned architectural studio from Poland. Through this process, we create a practical yet inspiring space which we bring to life by using high-quality materials, appliances and fixtures – the majority of them from polish manufacturers. Our detailed design is also reflected by the quality of execution – so our tenants can feel confident and enjoy a long-term use while living at their home,” says Katarzyna Dworzyńska, LivUp Project Manager
Puławska 186 has also been appreciated in the real estate industry. The project received a nomination in the Prime Property Prize 2022 competition in the newly created PRS Investment category. The prize is awarded to a completed investment, and the quality, innovation, and architecture of the project and its business success are evaluated. LivUp P186 investment was among the finalists in the category.
More than an apartment
Renting from LivUp is not just a stylish apartment. It’s also a guarantee of a fixed price throughout the term of the contract, support from a dedicated Community Manager, discounts at Partners’ stores, free yoga classes and periodic events which create community engagement.
“The events we organize as part of our community program are very popular among tenants. It’s not only a unique form of sharing time together but also an opportunity to meet new people who live right next door,” explains Marta Składanek, a Commercial and Community Manager at LivUp
Last year, as part of the community events, LivUp arranged for tenants an outdoor movie night, a Christmas market and a wine tasting led by an experienced sommelier. The positive response to these events is evidenced not only by high attendance but also by information from a customer satisfaction survey. In 2022, LivUp conducted its first survey among its tenants. 100 percent of the respondents would recommend renting an apartment from LivUp to their friends and colleagues. Among the brand’s strengths, in addition to dedicated events, the most frequently cited criteria were the property’s attractive location, stylish apartment interiors and access to common areas. Surveyed were tenants of the Jagiellońska 36 property, which has continuously remained fully occupied since its launch in 2020.
Busy end of the year and ambitious plans
In December, LivUp announced that it had finalized the purchase of a new property in Krakow, thus announcing its entry into a new market. Currently, fit-out works are about to start in the building at Zaczarowane Koło Street, which is located in the sought-after residential district of Bronowice in Krakow. The investment will consist of almost 80 units. LivUp forecasts that the first tenants will move in in the second quarter of 2023. At a similar time, LivUp plans to expand its offer in the capital with an additional approximate number of 160 apartments.
“We consider the past year a prosperous one in various aspects. Successful development of our portfolio, high levels of tenant satisfaction, active interest in our offer and a stronger team. We have a solid foundation for further development and realization of this year’s goals, and we have set really ambitious ones,” concluded Roee Shamir, LivUp CEO.
In addition to launching more projects on the market, LivUp plans to make additional efforts on providing its clients with superior city lifestyle experiences, via personal and digital means.
