Successful re-commercialisation of Blue Office

More than 10,000 sqm has been leased at the Blue Office building, part of the Blue City retail complex located in Warsaw. New tenants include Fit/One, which will open its first centre in Poland on the scheme’s former office space, creating the largest fitness club on the Polish market Global real estate advisory firm Savills is the exclusive commercialization agent for Blue Office.

The recent leases account for about 30 percent of Blue Office’s total office space. Most are new lease transactions by companies that have decided to move to the building. New tenants include OKIN Facility Polska (approximately 1,400 sqm), which specializes in wide range of facility management including technical management and conference services, sports retailer GO Sport (around 1,100 sqm) and Polish IT company Decsoft S.A. (650 sqm).

Of all the new deals, the largest volume of space was leased by German fitness club operator Fit/One, a newcomer to the Polish market. Fit/One will take up nearly 5000 sqm of former office space at Blue Office. The largest fitness club in Poland is scheduled to open in December 2018.

In addition, two tenants renewed their office leases at Blue City, including Castorama (1,600 sqm) and one of the world’s leading elevator suppliers ThyssenKrupp Elevator (600 sqm).

“There are many employees appreciating a mix of retail and office space in a single complex as they enjoy convenient access to a broad range of F&B facilities and retail stores for daily necessities. Blue Office, part of one of Warsaw’s largest and leading shopping centers, is therefore an attractive destination for tenants seeking favorable lease terms, good transportation links and proximity to the city centre. An additional advantage of the scheme is a high number of free parking spaces,” said Dariusz Karwański, Associate Director, Office Agency, Landlord Representation, Savills.

Real estate advisory firm Savills, the exclusive leasing agent for Blue Office, represented the owner of the scheme in its largest lease with Fit/One and in negotiations with Decsoft S.A.

Blue Office offers nearly 32,000 sqm of office space spread across five levels. It is located in Jerozolimskie Avenue in Warsaw and is part of the Blue City retail complex. Common areas in the office building feature two modern chill-out zones available to tenants. Blue Office also provides a free car park and a special loyalty program Projekt Sąsiad 2.0 with discounts for shopping in its retail stores. The building has received the BREEAM certificate with a “Very Good” rating. The scheme is owned by Blue Office Sp. z o.o.
