Nowy Grabiszyn is an example of a sustainable housing project: a combination of architecture, aesthetics, and greenery. The estate park will cover an area comparable to three football fields. Such an urban project will make the surroundings more attractive, improve the residents’ quality of life and make Nowy Grabiszyn fully deserve the name of a green estate.
There is no need to convince anyone about nature’s beneficial effects on well-being. “Plants support one’s relaxation, soothe tensions, improve air quality, and create a soundproofing barrier in the middle of the city. In summer, they also lower the temperature and increase air humidity. And thus results with residents’ quality of life” says Bartosz Sekuła, director of the regional branch of Spravia in Wrocław.
The designers of Spravia, the developer of Nowy Grabiszyn, put a solid and green accent on the estate. They created a park, a modern courtyard. There are many elements of small architecture and specially separated areas, designed for rest and relaxation.
The pandemic has had a lasting impact on our habits, way of working, and lifestyle. For many, the possibility of daily contact with nature or being outdoors has become essential. However, people don’t want to travel far away from town, nor have the time to visit the countryside real often.
They’d love the nature part near their homes, just around the corner. Hence in Nowy Grabiszyn residential area, inside the estate, on three hectares of greenery, an attractive park will be created, where the residents will feel at ease and will find a place to breathe. Trees, shrubs, perennials, and grasses are planned. The species have been specially selected so that the riot of colours will please the eye all year round: from early spring to late autumn. Insects and birds will also benefit from the richness and diversity of plants (e.g., honey-bearing species).
The impressive green courtyard will also be a resting place for residents. With its meandering paths, it will naturally create various zones and nooks. The yard, equipped with natural wooden devices, the playground will ensure a carefree madness spot for the youngest. Those who like active rest will use the outdoor gym, and those looking for silence will easily hide with a book on the bench.
The whole range of street furniture will decorate the courtyard. In addition, benches, pergolas, baskets, park lanterns, and bicycle stands are planned.
According to Monika Kwiatkowska, head of the sales department of the Spravia office in Wrocław, in stage IV, there is still a wide range of apartments to choose from – from 2 to 4 rooms (36 – 88 sqm). They all have well-thought-out layouts, are functional, and are easy to arrange. “It is our tradition and a hallmark that we design the most practical apartment layouts on the market,” she adds.
In addition, commercial premises have been planned on the ground floors of selected stages, thanks to which the residents will be able to arrange all their daily errands on the estate.
