The Polish real estate market is garnering significant attention from investors as it establishes itself as a highly promising destination for purpose-built student accommodation (PBSA).
In response to this growing interest, BONARD, a leading rented residential research and advisory firm, organized PBSA Property Tour in Poland (May 29 to June 1), in collaboration with the tour’s general partner 1 Asset Management.
The Property Tour showcased a selection of PBSA and co-living assets in three key Polish cities – Warsaw, Wroclaw, and Krakow. Among the notable brands of the visited assets were Zeitraum, SHED Co-living, Milestone, Vonder, and CA Ventures, representing a diverse range of student accommodation and co-living offerings.
The event drew participation from esteemed investors, including Invesco, Harrison Street, Heimstaden, Interland, and Forestay. Their presence underscored the growing confidence and recognition of the market’s potential. “Strength of the Polish PBSA market is supported by average 99 percent occupancy and double-digit rental increase, which enables investors to achieve over 15 percent IRR and over 6 percent net initial yield,” said Samuel Vetrak, CEO of BONARD, during his introductory market briefing.
The Property Tour commenced on Monday, May 29, with a market briefing and a welcome dinner, bringing together over 30 stakeholders, including investors, operators, developers, banks, as well as the Polish Association of Property Developers (PZFD). The gathering provided an invaluable platform for networking, knowledge exchange, and fostering potential collaborations.
Throughout the tour, industry experts from BONARD provided insights into the market’s development, projected rental increases, and project profitability, highlighting the immense growth potential and investment opportunities available in the Polish student accommodation sector.
