Goodman, a developer and manager of industrial real estate, has began the construction of a 19,400 sqm facility for Gestamp, an international group specialising in the design, development and manufacturing of metal automotive components. The building is being constructed at the new Goodman Wrocław IV Logistics Centre, which will include an additional 20,000 sqm of warehousing space being developed on a speculative basis. The complete project is scheduled for completion in the third quarter of 2015.
Gestamp will employ around 200 people at the new facility to service key Western European clients in the automotive industry. Goodman’s new logistics centre will provide the customer with the option of expanding the new facility up to 43,600 sqm.
“The construction of a new manufacturing plant in Wrocław is fundamental to our strategy of strengthening our position in Lower Silesia and will enable us to expand our cooperation with auto manufacturers in Western Europe,” said Jose Rogel Sanchez, General Manager Gestamp Polska.
Over the course of the lease, Gestamp will benefit from Goodman’s experience in managing nearly 300,000 sqm of logistics space for customers in the automotive sector in Continental Europe. In addition to having access to Goodman’s technical and operational property services experts, Goodman also develops tailored investment plans to ensure that the quality of the property in maintained.
“The lease agreement with Gestamp not only helps to reinforce our credentials in providing solutions to the automotive sector but also strengthens our presence in the greater Wrocław region. The new facility is our fourth major construction project in Wrocław, driven by high customer demand due to its excellent location and qualified labour force. Therefore, Wrocław is a key market in Poland where we will continue to seek growth opportunities,” said Błażej Ciesielczak, Goodman Regional Director for Central and Eastern Europe.
Goodman Wrocław IV Logistics Centre, with a target lease area of 64,000 sqm, is located 0.5 km from route A8 (the Wrocław West junction of Wrocław Motorway Bypass), providing easy connections to Wrocław, Upper Silesia, Central Poland and Germany.
Situated within the city limits, the logistics centre offers easy access to Wrocław’s qualified labour force and is located within the Wałbrzych Special Economic Zone, which will allow Goodman’s customers to take advantage of grants and access to training programmes for employees.
Goodman Wrocław IV Logistics Centre is the fourth Goodman logistics centre in Wrocław, where the Group has already developed a total of nearly 188,000 sqm. These developments include Goodman Wrocław East Logistics Centre for customers Walki Group and TJX Europe, Goodman Wrocław Logistics Centre for Whirlpool and Goodman Wrocław South Logistics Centre, the latest Goodman development for Amazon.
JLL advised on the current transaction. “Over the last several quarters, the Wrocław warehouse market has been one of the most active in Poland. This is attributed to a low vacancy rate of just 6% and the imbalance of available facilities to meet demand. Because of its superior location and growth potential, the Goodman Wrocław IV Logistics Centre is one of the most interesting investments in the region,” said Tomasz Olszewski, Head of Industrial Department CEE at JLL.
