Syrena Invest has handed over the construction site to the general contractor for the intimate LUMO development in Warsaw’s Białołęka district. The project comprises 80 apartments and is the first of two projects planned by the developer in this district. Completion is scheduled for the second quarter of 2028.
Syrena Invest handed over the construction site at 110A Głębocka Street in Warsaw’s Białołęka district to Totalbud.
“I’m delighted that we’re starting the investment in Białołęka. The advantages of this district mean we’ll offer future residents an attractive place to live. On the one hand, it’s already well-connected to other districts, and the planned investment – a tram line – will further facilitate transportation in the coming years. On the other hand, future clients will live in a place where they can enjoy green spaces within walking distance and the amenities necessary for everyday life,” emphasises Marianelly Hernández Reyna.
“We have begun pre-sales of apartments in the LUMO development, and we will be able to welcome customers to our sales pavilion in June. I hope that buyers will be attracted to LUMO by the district’s advantages, well-thought-out design, the proven quality of our projects, and the attractive pricing compared to other districts in Warsaw,” says Marianelly Hernández Reyna.
The general contractor for the project is Totalbud, which is currently working on its fourth project for the developer.
According to Mateusz Olkowicz, Contract Manager for Totalbud, this technology will ensure the durability and safety of the entire structure. The LUMO project will be implemented in accordance with current quality and technological standards of modern construction. This means greater safety, reduced risk of operational problems, and a higher standard of living.
“We plan to utilise modern geotechnical and construction technologies to enhance the quality of the LUMO investment and streamline its implementation. A key solution will be the construction of the excavation support using tight sheet piles, supplemented with a horizontal diaphragm using Jet Grouting technology. Carefully selected materials throughout the project will ensure adequate insulation, structural stability, and longevity of the entire facility,” emphasises Mateusz Olkowicz.
He also adds that the developer’s planned installation of a photovoltaic system is worth considering for future residents, as it will translate into real operating savings.
