Investor and developer Golub GetHouse together with Raiffeisen Polbank have finalized a lease agreement in PRIME Corporate Center building, currently under development at Grzybowska Street in Warsaw. The bank has leased 19,500 sqm of office space with additional retail-services space. The firm will move into the building in the first half of 2016.
The agreement between Golub GetHouse and Raiffeisen Polbank is the largest office space lease transaction in Poland this year, as well as being among major deals of this kind in Europe in recent months. The bank has leased over 90 percent of office space available in PRIME Corporate Center, also signing the entire retail space of the building’s ground floor. The building will fully address the needs and expectations of the tenant in terms of space arrangements, security and all other factors influencing its users comfort.
Czarek Jarząbek, President of Golub GetHouse, commented: “We are proud of the trust bestowed upon us by Raiffeisen Polbank in selecting PRIME Corporate Center for its future headquarters. The bank has spent a significant amount of time engaged in analysis and evaluation of Class A office projects available on the Warsaw’s market. PRIME has been chosen, not only due to its strategic location and unique building’s features, but also for the reputation of its developer. This confirms the 25-years-long experience of Golub GetHouse in delivering office investments in Poland and Eastern Europe.”
Piotr Czarnecki, Chairman of the Board at Raiffeisen Polbank, added: “The new bank headquarters will partly be an opening of a new stage in Raiffeisen Group’s history in Poland. Employees so far scattered in a few Warsaw locations will move to an office building perfectly adjusted to our needs, which will allow our organization to generate significant financial savings and at the same time operate more effectively. Naturally, the new headquarters will be suited to our clients’ needs, where model branches will await our individual as well as corporate customers. Thanks to the cooperation and agreement with an experienced partner such as Golub GetHouse, we will be able to both locate and mark our presence in the new business heart of the capital.”
PRIME Corporate Center is an A Class office building being developed in the heart of Warsaw’s new business part and in close proximity to the constructed 2nd metro line. A total of 21,000 sqm of modern office space will be located on 23 floors of the 83-metre tall tower. The investment is being delivered in line with “very good” BREEAM ecological certificate standards.
The architectural design of PRIME Corporate Center is a result of an international team’s effort of Epstein and Solomon Cordwell Buenz (SCB) offices from Chicago. Apart from an elegant, glass facade, the building will also stand out due to its highest quality of interior design, including the reception lobby and common areas.
The construction of the project began in the 1st quarter of 2014 and will last about 22 months. The investment’s general constructor is WARBUD – one of the largest construction companies in Poland.
Financing of PRIME Corporate Center is provided by Raiffeisen Polbank. During the transaction Savills and Clifford Chance law firm have advised Golub GetHouse. Colliers International advisors and Baker & McKenzie law firm have represented Raiffeisen Polbank.
