Goodman Group has signed a new lease agreement with HOPI, a leading Central European logistics provider, for a 14,278 sqm logistics centre at Goodman Senec Logistics Centre in Slovakia. Goodman is also developing a new 17,000 sqm grade-A warehouse at the same site to meet growing market demand.
HOPI is based in the Czech Republic, with operations also in Slovakia, Hungary, Poland and more recently, Romania. The business responds to market demands with a full range of logistics services, using the latest technologies that allow Hopi to manage complex storage and logistics needs.
Hopi has been a Goodman customer since 2008 and currently leases over 38,000 sqm of logistics space in Slovakia and Hungary. HOPI will lease 4,419 sqm of warehouse space and 254 sqm of associated office space in Phase I of the development at Goodman Senec Logistics Centre, which commenced this July. A further 9,605 sqm of additional warehousing space will be leased in Phase II, with practical completion in February 2017.

Goodman Senec Logistics Centre is growing rapidly. At the beginning of the year, Goodman announced the start of its first uncommitted project in Slovakia and has already leased half of the developed space before completion. Given the positive dynamics of the logistics real estate market in Slovakia, Goodman is launching a 17,000 sqm second phase of expansion, which can be adapted to customers’ needs. Senec provides easy access to all major Central Eastern European markets and is in close proximity to Bratislava airport.
“The market has seen record low vacancy rates and high demand in Slovakia, mainly concentrated around Bratislava. Goodman has been proactive in providing the market with new supply in the strategic location of Senec. This has been done in a sustainable manner that allows us to increase our footprint while avoiding marketing saturation and overexposure,” Palek remarked.
Goodman Senec Logistics Centre is owned by Goodman European Partnership (GEP), Goodman’s flagship real estate investment vehicle. The logistics centre has approximately 6,500 sqm of A-class warehouse space for immediate lease, with an additional 45,000 sqm available for development. Bratislava city centre is only 20 km away, Vienna (Austria) 60 km, Brno (Czech Republic) 130 km and Budapest (Hungary) 220 km. The centre is ideally located only 18 km from Bratislava airport, making it one of the largest and most attractive logistics locations in Slovakia.
When fully developed, the logistics centre will offer up to 140,000 sqm of high quality logistics space. It will be able to cater to the needs of companies in many different industries, such as logistics and distribution providers, light manufacturers, food and non-food retailers, e-commerce companies, and providers and suppliers to the automotive sector.
